Redmond’s tree canopy is a vital part of the city's character. Whether you are in Education Hill, Overlake, or Bear Creek, the City of Redmond requires a permit for the removal of any "Significant Tree." At Western Washington Tree Service, we specialize in navigating these local codes to ensure your property remains safe, beautiful, and fully compliant with Redmond Zoning Code (RZC 21.72).

Is Your Tree "Significant" or "Landmark"?

Redmond classifies trees by their size, which dictates how they are handled in the permit process:

Significant Trees: Any healthy tree 6 inches or larger in diameter (measured 4.5 feet above grade).

Landmark Trees: Any healthy tree 30 inches or larger in diameter. These are high-priority for preservation and require a "Tree Exception Request" to remove.

Annual Removal Allowances

For developed single-family lots, Redmond allows a specific number of significant tree removals per year based on your lot size:

Key Regulations & Requirements

Bellevue uses a "Maximum Annual Removal" system for developed residential lots that do not have active construction:

The 1:1 and 3:1 Rule: For every significant tree removed, one replacement tree is required. For Landmark trees, you must plant three replacement trees.

Hazard Tree Declarations: If a tree is dead, diseased, or dying, it may be removed outside of your annual allowance, but you must file a "Hazard Tree Declaration" including an arborist's assessment or photo evidence.

Emergency Removals: In a true emergency (imminent danger), you can remove the tree immediately, but you must notify the City and file for a retroactive permit within a short window.

Clearing & Grading: If you plan to remove 11 or more significant trees at once, a more intensive Clearing and Grading permit is required.
