Sammamish is a community that deeply values its natural canopy. Because of this, the City has established precise regulations (SMC 21.03.060) to manage tree removal on private property. At Western Washington Tree Service, we specialize in helping homeowners navigate the "Rolling 10-Year" allowance and the technical permit requirements of the Plateau.

Is Your Tree Protected?

In Sammamish, a permit is required to remove any "Significant" tree. The definition depends on the type of tree:

Coniferous (Evergreens): 8 inches or larger in diameter.

Deciduous (Leafy): 12 inches or larger in diameter.

Heritage Trees: 22 inches or larger in diameter.

Landmark Trees: 32 inches or larger in diameter (these are high-priority for preservation).

The Rolling 10-Year Allowance

Unlike other cities, Sammamish limits removals based on your lot size over a 10-year period. While you can remove a certain amount each year, you cannot exceed the 10-year cap

Key Regulations & Requirements

Because the City of Bellevue tracks every significant removal against your property’s history, we help you verify your remaining 'allocation' before the first cut is made

Annual Removal Limits: Depending on your lot size, you may be allowed to remove a limited number of significant or landmark trees per year without mandatory replanting, provided you still meet the minimum tree density for your property.

The "Clearing and Grading" Permit: Unlike a simple form, Bellevue requires a Clearing and Grading permit for most removals. This includes a site plan showing exactly which trees stay and which go.

Hazardous Trees: Trees that are dead, dying, or an immediate danger can be removed with an Arborist’s Tree Risk Assessment. While replanting is often waived for hazards, the permit and professional documentation are still mandatory.

Public Property & Right-of-Way: It is strictly illegal to prune or remove trees on city property or right-of-ways without a specific city-issued permit.
